We learned a lot from Covid. Work from home became commonplace. Everyone now is aware of the value of a safe workplace, a safe place to shop, and a safe place to conduct business with customers and clients.
As businesses start to implement their new return to work policies, where people work, congregate, shop and conduct business is now measured not only by a safe and attractive building but also by what is the landlord and business owner doing to create a safe environment. So attracting and retaining high-quality tenants requires more than a clean well-maintained building. It means demonstrating how well you are maintaining the building, what are you doing to monitor and maintain good air quality, and what are you doing to help businesses achieve their Environment, Social, and Governance (ESG) concerns.
In a recent study conducted by CBRE, tenants were asked “What will be the most in-demand building attributes in the future?” The answers were summarized in the chart below. As you can see, approximately 50% want good indoor air quality and 40% want sustainable building features and operations.

In the same CBRE study, tenants were also asked about their ESG priorities. 71% cited reducing Greenhouse Gas Emissions (GHG), 59% want to improve employee health and well-being, and 49% want to reduce the amount of resource usage and waste.

So as a building owner, how can you address these concerns/needs? If you are a large enterprise landlord, there are a lot of options available to you in the form of building management systems that your in-house engineering and maintenance teams can manage. However, if you are one of the many smaller building owners out there (88% of commercial buildings are in this category of buildings less than 10,000 square feet), what can you do to compete to attract and retain those high-value tenants?.
Building Assure has developed a solution that is designed with the small building owner in mind. Our low-cost solution provides all the necessary data to monitor energy consumption and waste, air quality, thermal comfort (temperature and humidity), water leak detection, equipment maintenance, and service quality (was the service conducted, and did it achieve the desired results).
